- Inventory is very low for quality homes under $499k
- Competition is fierce, the market is up and there are more buyers out there
- I’d never recommend a condo, unless, you’re buying in a hot area (see below)
- If you’re 70% sure on a home that’s priced well, move on it, you may not get a 2nd chance
- Be open to non-flipped homes in great areas; you can do the work yourself
- FHA loans give you a small down payment, but a big monthly MI fee

- Want to live in a hot area like Los Feliz, Atwater Village? Get there with a multi-unit
- You can buy well done homes in El Sereno and Montecito Heights for 350k and under
